This project sits on the Tiny Beaches shoreline in Tiny Township, one of several South Georgian Bay communities where our team designs and builds custom homes and cottages. As a custom home builder with deep experience in waterfront construction, we took this heritage cottage down to the studs and rebuilt it into a 5,000 square foot, four season home with a distinct modern Asian-inspired aesthetic. Tiny Township covers one of the longest stretches of Georgian Bay shoreline in Simcoe County, which makes it a popular spot for both year-round custom homes and seasonal cottages. It also means a build here comes with its own set of rules. Shoreline setbacks in Tiny Township can run as much as 45 metres from the high-water contour, and properties near wetlands or environmentally protected land may require an environmental impact study before permits are issued. Understanding these requirements up front, rather than discovering them mid-project, is a big part of what keeps a Tiny Township build on schedule.
