Over the course of more than 20 years building custom homes and cottages, we have come to realize that everyone wants one thing: predictability.

1 CONNECT

The best way to start is by meeting in person. During this first meeting we’ll answer any questions you may have and discuss the potential project you are envisioning. With enough conceptual information, we’ll determine if we can meet your needs in terms of budget and schedule, and detail where DeCarli Contractors can add value.

2 DETAILED ESTIMATE

In our second meeting, we will discuss your project in greater detail. We don’t need every specification, but we do want to define some general parameters so that we can provide you with a detailed and well-contemplated estimate. We'll ask you to bring photos, notes, sketches and organized thoughts for us to refine your concept and bring context to your envisioned build. With this estimate, we hope to provide you with a much clearer understanding of where construction costs come from and how they apply to your potential project.

3 DESIGN & FINISHING SPECIFICATIONS

Now it’s time to work out all the details. Our team of BCIN-Certified designers and in-house finishing experts will work with you to create construction plans and finishing schedules using 3D modeling and interior rendering software. Our team will gather samples and product-specific information to help you sort through the many options. We will present you with curated choices based on your specific aesthetic tastes and budget. Making this process as easy as possible is our job and our promise to you.

4 FIXED-PRICE QUOTATION

With the previous step complete, we can now move on to producing our fixed-price, inclusive quotation, which spells out the specifics of your entire build and the price that you will pay. It includes approximately 300 line items and the entire building process in chronological order from the first shovel in the ground to the last drop of paint. The price quoted is the price you pay.

5 CONSTRUCTION SCHEDULE

The next action is to build out a construction schedule that involves booking trades, ordering materials and scheduling the various stages of the build. DeCarli construction schedules are realistic, so our builds tend to finish on time.

6 CONSTRUCTION

This is the part that we look forward to the most. Since we’ve put together a construction schedule that we can stick to, we tend to stay on track. And remember, once we start your project, we are there every day until it’s complete. We pride ourselves on finishing our projects on time, to your complete satisfaction. As we build, we will keep you up to date on our progress with phone calls, on-site visits and live video walk-throughs. The smoothest builds involve well-informed clients.

7 HANDOVER

As we do our final walk-through with you, we will explain what you will need to know about your new home or cottage: the features and functions of your HVAC system, smart lighting, how to program appliances, and general maintenance needs. In a year’s time we will return and do a full inspection and address any new-build requirements.

Tarion is a private corporation under the laws of Ontario launched in 1976 to administer the Ontario New Home Warranties Plan Act. Every new home or condominium build in Ontario comes with statutory warrantee coverage from the builder that is backed by Tarion. Only registered builders are legally permitted to build new homes in Ontario. DeCarli Contractors boasts a ‘no warrantee claim’ record since its registration.
